A fire broke out around 2:00 a.m. Wednesday morning Kearney & West Avenue, not far from Chandler Airport.
The call came in as a garage fire but flames quickly spread to the attic of the duplex. One unit has major damage and the other received smoke damage and some damage to the attic.
All 12 people living at the duplex got out safely.
Investigators are still looking into what caused the fire. Battalion Chief Don Bier with the Fresno Fire Department said, "You know we know the fire started in the garage area but it's still under investigation."
The fire department is still working on a damage estimate.
